5 Important Real Estate Terms You May Not Have Heard

When you're looking to buy a property, there are many aspects of real estate that you need to be well versed about. From formalities to the intricacies, the simple act of buying property is a tricky business involving a lot of situations that may not always be favorable to you.

Here, we discuss five important yet not so popular terms that you should know when you are thinking about investing in a property or purchasing it.

1. Annual Percentage Rate (APR)

A value that is created based on a formula set by the government, the annual percentage rate is aimed at reflecting the true cost of borrowing at the end of the year. Expressed in terms of percentage, the rate is calculated by deducting closing costs from the loan amount and computing the interest rate on the deducted amount using the actual loan payment. The resulting number is termed as the APR, and will always be higher than the actual note rate of your loan.

2. Biweekly Mortgage

Biweekly mortgage requires you to make payments every two weeks. The benefit of this is that the principal as well as the time taken to pay off a 30-year mortgage is reduced substantially by the extra payment.

If you want to set up payment schedules for biweekly payments, independent companies can offer you that option on your 20-year mortgage. Fees are charged for set-up as well as transfer of every payment, and the funds that you send across are deposited in a trust account. From here, your monthly payment is made such that all excess funds stay in the account until the next payment. This will not only save money, but time too.

3. Escrow Account

When your purchase transaction has been closed, an escrow account, also known as an impound account, must be opened with your lender. An escrow account would require that you pay an amount every month that goes above what your principal and interest are. Your impound account holds the extra money to be able to pay for homeowner's insurance, property taxes and other expenditure as and when they become due. These are paid by your lender using your money, as an alternative to you paying them yourself.

4. No-Cost Loan

A no-cost loan is just that - a loan offered by a lender at no cost at all. There could be two meanings to it though; it could either mean that there will be no lender costs associated with the loan or that it will incorporate all other costs involved in a refinance transaction like escrow fees, title insurance, notary fees, settlement fees, recording fees, and appraisal among others.

Since these fees are linked to the dynamics of purchasing a home or borrowing a loan, the lender does not charge them directly. The drawback of this approach is that the interest rate will be higher than a loan that covers all costs.

5. Planned Unit Development (PUD)

A planned unit development involves the kind of ownership with a building or unit owned by individuals who live in it, but common areas are owned by joint developers or members of the association.

Listings are up.  We now have over 5,000 homes on the market in the Albuquerque area.

Median sales price is up 4.4%.  Average sales price is up 3.7%.  Still being in recovery phase, these numbers are the most important and they continue to be promising.

Sales were down a bit, but as long as prices keep rising at a steady pace, this should not matter much in the long run.

Be Wiser When Choosing A Real Estate Agent - Part 1

"Mastery" means a highly developed skill in or knowledge of something. Some big thinkers believe that one cannot master anything until they have successfully performed a required task over 10,000 times. So it comes as no surprise that successful real estate sales people are those who have "mastered" the art of maneuvering the ever challenging mine fields common in the business of selling real estate. A person who buys or sells an average of three homes in their lifetime is at a distinct disadvantage when engaging with a professional sales person.


When it comes to buying or selling property, here are 5 common misconceptions that people have when working with successful professional sales representatives:

1. They believe the real estate sales process is always "rushed." Don't be tempted by agent statements that in many real estate circles have become "cliche." Some agents will represent that they have a buyer in order to get a listing, and once they secure the listing agreement, the prospect disappears. "My prospect is leaving out of town" or "is in town for only a day" is meant to compel a showing or rush a signature. Odds are that the prospective purchaser does not have a Leer Jet waiting for them on the tarmac. Remember, professional real estate agents are commissioned sales people with an agenda that sometimes causes them to "oversell" their own client. Never feel rushed to sign any documents without understanding the terms and consequences of an agreement.

2. They confuse the number of real estate listings with the importance of closings. The number of listings an agent has does not necessarily reflect the agent's experience in getting tough deals closed. Ask a prospective agent how many deals they have closed over the past years. It's a great indicator of how they and their staff deal with problems that almost invariably arise in real estate. No matter how glitzy the marketing efforts, selling property must equate into closings - otherwise what's the point?

Santa Fe's Territorial Architecture - Part 2

Territorial architecture typically includes more exterior wood than Pueblo buildings, especially near window frames and doors. Old building techniques like central courtyards and stone on stone construction keep these homes cool in the southwest heat, and have been elegantly updated to fit with modern building styles. Many Territorial buildings also include a touch of Art Deco or Art Moderne, forms which nicely complement the simple aesthetics of the traditional southwest. While Territorial buildings often follow tradition closely, most new homes in this style use the latest building materials to emulate the elegance of Old West. Here, smooth stucco is often used in place of thick plaster on exterior walls.

Homes and buildings in the Territorial style can be found throughout the Southwest, but Santa Fe has fostered this building form more than most other cities. The city's 1957 Historical Zoning Ordinance brought Territorial and Pueblo architecture into the 20th century, with its requirement that all new buildings in the city standard to be traditionally styled.
